APPLICANT CHECKLIST

Qualifying criteria.

The following criteria below will be used to calculate your Artificial Intelligence Screening Score.

1. INCOME

Your net income must be 2.5 times the advertised rent of the property for which you are applying. You will need to provide proof of income appropriate to your situation (employed, self-employed, or on social security).

2. RENTAL HISTORY

You will need to provide information for your current and previous landlords and have a minimum of two years verifiable rental history.

3. RESIDENCE

You must live in the property you are renting and disclose the names of everyone who will be living there. Every resident is subject to background checks prior to occupancy.

4. SECURITY DEPOSITS

If rental property is a single-family dwelling or single unit, landlord reserves the right to ask for a security deposit as required by the property owner that may be different from our standard deposit amount.

5. OCCUPANCY LIMITS

Occupancy is determined by the size of the unit and the following criteria: there must be no more than two occupants per bedroom plus one.

6. CO-SIGNERS

If your application is declined because you do not meet the criteria, we may ask you to pay a higher security deposit or have a qualified co-signer on your lease.

The Artificial Intelligence Screening Score examines the criteria listed above and assigns a score to each applicant, helping determine whether you qualify to become a renter. Here’s what they mean:

0-499

DECLINED

Your application does not meet the qualification criteria.

500-649

CONDITIONAL

You may be able to qualify if you meet additional conditions such as paying a higher security deposit, using a co-signer, or meeting other requirements.

650-1000

ACCEPTED

Your application meets or exceeds all the qualification criteria.
